We direct projects, optimizing the available resources through their proper management and at any level of an organization, integrating these with the purpose of obtaining a benefit, which normally means obtaining the expected results. The services can be differentiated depending on the degree of responsibility assigned to us, from almost acting as property in making all types of decisions to developing a more classic construction management, through different degrees of project management.
Owner's representative
Necessary service for developers who do not have their own structured company, so they must manage each project through a new company(“Single-purpose company”), created specifically for the occasion. Someone trustworthy is required to represent the property in all necessary areas, from legal to financial to technical, and at each stage of the project: planning, design, construction and commissioning.
Project direction
If the developer already has his own company, with departments that provide general services horizontally, and what he needs is a specialist in the comprehensive management of a certain specialized project, who directs it reporting directly to the property.
Project management
We develop the classic role of project manager, which is located in the project organization chart below the project director and whose mission is to manage the different participating teams, maintaining the proper balance between cost, time and quality.
Construction manager
If the contracting model for the execution of the work is, for example, an “Open Books”, this figure will be necessary to develop the detailed management of the contracts and subcontractors of the work
Architectural Manager on site
The AM is the one who manages the work on site in its technical, aesthetic, urban and environmental aspects, based on the project that defines it, the construction license and the other necessary authorizations, to guarantee the correct execution of the planned building.
Director de obras
El Director de Obra es quien dirige la obra en sus aspectos técnicos, estéticos, urbanísticos y medioambientales, en base al proyecto que la define, a la licencia de obras y a las demás autorizaciones necesarias, para garantizar la correcta ejecución de la edificación proyectada.
